Check Out report

At the end of a Tenancy, the Check out report is compiled to record the condition of the property. This will take place on the final day of the tenancy.
The inventory clerk will meet the tenant at the property with the inventory to compare the condition of the property from the start to the end of the tenancy. Any dilapidations are noted and photographed, this then enables us to identify any material changes and check for any damage, general wear and tear and make recommendations as to any such repairs or replacements that may be required. The report highlights the condition, the cleanliness, any missing items and any contractual obligations of the tenants that may be required when leaving the property. Once agreed with the Tenant and signed off, meter readings are then taken and keys collected from the Tenant.

The report is returned to all parties within 48 hours, therefore allowing time for it to be considered whether any deductions are to be made from the deposit or whether it is agreed that the deposit is to be refunded in full.

This is when using an independent service becomes important as all comments are impartial and, therefore, can be contested through the correct channels should there be a difference of opinion.
